No. 4 Hollyhock cottage

Hollyhock Cottage sleeps up to 8 and comprises of No. 1 Clematis Cottage and Annex combined from £200 per night (3 night min) or £900 per week.

The Farmhouse Annex

Farmhouse annex sleeps 2 people from £60 per night (2 Night min) or if taken in conjunction with one of the cottages from £200 per week. Please call for a detailed quotation as this price could vary depending on which cottage/cottages are booked.

N.B. Special events, for example the Burghley Horse trials, and Bank holiday weekends etc fall outside the above tariff structure. Please call for details.

  • The above tariffs include all electricity, oil, gas, linen, bedding and towels.
  • Welcome Pack: All weekly guests receive a welcome starter pack which includes as a minimum, fresh flowers, a variety of cleaning products, toilet rolls, toiletries, tea, coffee, sugar, fresh milk.
  • Short Breaks: We are pleased to offer short breaks all year round, the price would depend on the time of year and number of guests. Short breaks have a 3 night minimum stay. Please contact us for a price and availability.
  • Internet Access: High speed wireless internet access (WIFI) is included

 

Booking policy

  • We are flexible on arrival and departure days.
  • All bookings are secured only on receipt and clearance of a 25% non-refundable deposit. Cancellations are charged at a minimum of 25% of the full tariff.
  • The full balance is due 6 weeks prior to the date of arrival.

  • Cottages are available from 3.00pm on the day of arrival, and are to be vacated by 10.30am on the day of departure. (Unless by prior agreement)
  • Our aim is to ensure that all our guests enjoy the maximum benefit from the peace, tranquility and relaxing environment that Lodge Farm provides; please ensure that parental supervision is on hand at all times for younger children.
  • Cottages are No smoking.
  • Unfortunately, we don’t allow dogs or other pets to stay at our cottages.

 

General Booking conditions

  • The proprietors are not responsible, and cannot accept liability, for any injury sustained by any person whilst on the premises.
  • The proprietors are not responsible, and cannot accept liability for damage to, or loss of any property brought onto the premises.
  • The Property, Furniture, Fixtures, Fittings and Contents are of a very high standard and in order to maintain this we ask that at the end of your stay the property is left in a clean and reasonable state.
  • The hirer will be responsible for the cost of any breakages, damage or exceptional cleaning costs occasioned by any member of the party.
  • The owner reserves the right to enter any property at a reasonable time for the purpose of emergency maintenance or repair or any other need.
  • The number of occupants in the property must not exceed the number agreed for each booking.

Longer term rentals

All three cottages are available for longer term rentals specifically for those occasions when several weeks or months are required between house moves, or contract working in the Lincolnshire/Rutland area for example. (No need to go to the expense of a minimum 6 month short term tenancy agreement!)

Whether you require self catering accommodation close to Stamford, Grantham, Bourne, Melton Mowbray, Oundle, Oakham, Leicester or Nottingham, Clematis cottages are ten minutes from the A1 and perfectly placed for access throughout the East Midlands, Lincolnshire, Nottinghamshire and Northamptonshire as well as being easily accessible from London via the high speed train link to Peterborough. (Free parking is available at Stamford station for direct access to the connecting services to London and Scotland or alternatively across country to Birmingham and Norwich). Clematis cottages are available for longer term accommodation or simply as the base for a beautiful holiday or short break.(weekend retreat)

The grounds that surround the cottages provide the ideal location of peace and tranquility to get away from it all, especially as we are not overlooked by neighbouring properties. Clematis cottages provide luxury, fully furnished accommodation for short term holiday breaks or long term lets, and are the ideal base for those working in Stamford, Bourne, Oakham or Peterborough

Access Statement for Clematis Cottages

Introduction

The following statement is a summary of our provision. If you have any specific questions please feel free to call us and we will endeavour to help.

Pre-Arrival
  • There is a bus stop for Aunby on the main road a five minute walk away, the buses run every two hours Mon – Sat but there is no service on Sundays.
  • The main train station is in Stamford approx 15 min away by car.
  • There is a local taxi service that has accessible taxis if required, we can make a booking for you.
  • We have an extensive website with a layout of the cottages, and a tour of the gardens.
  • You can contact us by phone, mobile, text or email.
  • We would be happy to receive a shopping delivery and unpack the provisions prior to your arrival.
  • Cottage No1 has a down stairs bedroom and shower room for elderly visitors but not wheelchair access.
Arrival & Car Parking Facilities
  • The entrance to Lodge Farm is through stone pillars with signage for Clematis Cottages.
  • There is a 200m drive on an incline up through the paddock leading on to a flat pebbled drive in front of the cottages.
  • There are no marked parking bays but ample parking for guests who are asked to park outside the relevant property for their own convenience and privacy.
  • We can assist guests with their luggage if requested.
  • On arrival guests are asked to collect their keys from the farm house or office.
Main Entrance
  • Cottage No1 has a front door with a step 8cm high the door is inwards opening and a width of 83cm. This leads into the hallway with the shower room and laundry room to the left, the double bedroom and stairs ahead and the lounge door to the right.
  • The side entrance is to the right of the cottage and under cover. The front of the cottage is flat and pebbled, the undercover area to the right is flat and concrete.
  • The side door step is 8cm high the door is inward opening and 83cm wide.
  • This leads into the kitchen.
  • There are outside security lights around all sides of the cottages.
Self-Catering Kitchen
  • Cottage No1, the kitchen is accessed through the right hand side door which is under cover.
  • The kitchen is fully fitted with larder unit housing the eye level fridge with freezer under.
  • The double fan oven is base unit level with electric hob and extractor fan.
  • There is a dish washer.
  • A microwave is situated on the worktop which is 90 cm high.
  • All glasses and crockery are located in wall units.
  • Cookware and cutlery is located in base units.
  • The flooring is tiled effect laminate and of a none slip variety.
  • The kitchen has under cupboard lighting, spot lights and a large medieval effect candelabra over the dinning table.
  • The floor is oak effect laminate.
Dining Area

The dining area is at the rear of the kitchen. It consists of a long wooden table a two seater settle and 6 individual wooden chairs.

Lounge
  • The lounge is situated between the kitchen and hallway.
  • Both doors open inwards and are 73cms wide.
  • The lounge has three sofas against three of the walls, a fireplace with wooden surround over a calor gas wood effect burner is situated on a limestone hearth.
  • In the middle of the room there is a low rectangular coffee table, sat on a rectangular rug.
  • There are 3 pairs of wall lights to three of the walls.
Bathroom, Shower-room & WC
  • There is a down stairs shower room the door is located opposite the lounge door off the hallway.
  • The 73cm wide door opens inwards with a heated shower rail on the right, double width shower (with invalid seat available) There is a grab rail to the right.
  • The vanity basin is 86cm high to the left, and the 43cm high toilet is further round to the left.
  • The floor is tiled with porcelain tiles.
  • Upstairs is the family bathroom off the landing through a 73cm wide doorway opening inwards.
  • Straight ahead is a basin 86cm high, with a glass shelf to the right over the heated towel rail 91cm high.
  • To the right hand side of the bathroom is a toilet 43cm high with the bath to the side with glass shower screen and independent shower over. The bath side is 56cm high.
  • The floor is tiled effect melamine.
Laundry Room
  • Next to the downstairs shower room is a laundry room with a door 73cm wide opening inwards.
  • There is a butler’s sink 100cm high to the right.
  • The washer/dryer is straight ahead, with an over head clothes dryer/airer on a pulley.
  • The floor is tiled with porcelain tiles.
Bedrooms
  • Next to the laundry room is the double bedroom with an inward opening door 73cm wide.
  • The bed can be accessed from either side with more floor space on the right hand side.
  • To the right is a door opening outwards to a walk in wardrobe with shelving straight ahead and hanging space to the right.
  • The flooring is wood effect melamine.
  • There are shag pile none slip mat either side of the bed which measures 62cm high
  • Upstairs there is a king bedroom on the left, which can be entered by the inward opening door 73cm wide.
  • To the right is a king size sleigh bed 58cm high, with none slip mats and cupboards to either side.
  • There is a sloping ceiling to the left with dressing table under the window, and a low pine cupboard with hanging rail and double doors to front.
  • The floor is light wood effect melamine.
  • There are wall lights to two walls.
  • The twin bedroom is opposite the king room, with a inwards opening door 73cm wide.
  • The two single beds measuring 49cm high are to the right under the sloping roof, with cupboards to the side and none slip shag pile mats.
  • The wardrobe is straight ahead with double doors opening outwards.
  • There are two wall lights.
Stairs, Landing
  • The staircase in the middle of the cottage has 12 steps that are 19cm high and 25cm deep. The staircase is straight upwards with a small landing at the top, with two small steps 4cm high to the left and straight ahead.
  • The stairs are carpeted with a hand rail to the right at a height of 105cm.
  • The staircase is well lit with wall lights.
Shop

We have fresh eggs, honey and seasonal fruit and vegetables for sale subject to availability.

Leisure Facilities
  • There are picnic and BBQ areas in the gardens to the front of the cottages with a flower border at the back and to the right hand side are two acres of lawns and duck ponds.with trees dotted around.
  • A covered in area between the cottages has a concrete floor with a slight incline and houses a table-tennis table and table foot ball.
  • under cover there is also a double seat and table.
Outdoor Facilities
  • The gardens to the cottages are mainly lawned and flat, there are rustic archways leading you through to the pond. With benches and chairs dotted about for you to stop and rest.
  • There is a summer house overlooking the ponds there are two steps leading up into the double door width opening, two cushioned seats and a small round table are inside.
  • The outside grounds are flat with either pebbles or grass.
  • The pond is 8ft deep so caution is required as the sides are steep.
Grounds and Gardens
  • The main gardens for the cottages are laid to lawn flat with trees dotted around and about.
  • The ponds are staged with two winding feeder streams between them edged with limestone that only fill with water when it rains as they are linked to the rain water harvesting. Two wooden sleeper bridges give pedestrian access over the streams, they are sunken into the lawn either end but do not have railings. The land around the ponds is undulating with clumps of grasses and iris.
Additional Information
  • In case of a fire the alarm will sound and all guests should vacate the cottages using the nearest exit and assemble on the lawn in front of the cottages.
  • The cottages are strictly none smoking.
  • A list of emergency numbers are printed in the guest information booklet.
  • We live on site so we can be of help day or night if needed.
